Cushions were just imported from old Autocad ones and turned into a Revit family.

Floor material was just one of the standard Mental Ray materials in the latest Max.

Photoshop was used to put in the garden thru the windows, should have mentioned that. Was purely to save time. Constructing the garden and putting all the plants etc in would have taken ages and increased the render time.
