I have had some weird problems like this before. For me it was a curved wall. Any way that I tried to edit it I recieved an error that told me to save the model as a new name before continuing. At the same time that I recieved the error the wall would return to its original state. I tried two things that I think together did the trick. First I offset a copy of the wall, so that I wouldn't lose the doors and windows in it. Then I flipped the wall with the little blue flip arrows. For some reason when I flipped it, it allowed me to delete the original wall. Then, I just offset the copy back into the original location.
Maybe a similar series of steps will help you get past this stuburn opening. Or just delete it and draw a new one.

thanks, i'll see what's going on... it seems strange that the opening would be relative to the baseline of the wall...
yeah, to get past it for now, i just deleted it and made a new one...
it also seems strange that you can't edit the width of the opening in the properties, but you can edit the height...
