I am trying work multiple roof desings as options..... I want to be able to render model with one roof then same model with another roof design
tried design options (can't ammend walls)
Tried phasing (don't understand this) need help to work phasing
Can anyone help??

Design options is the correct method to go about this, however you will need to add the walls to both design options in order to manipulate them to suit each roof design. Basically anything that needs to differ with the different designs will need to be part of the "option".
