I don't know what families are you talking about but maybe because those Fam. are CAD objects and not pure revit objects, so you can't edit them, the only you can change there is the "Textue/material".
What do you want to "Edit"?

Talking about the object I found here, and I wanted to edit material - for some reason it "allowed" me to change the material of the frame, but I couldnt change the color of the seat in the chair I brought in. When i clicked on the seat the option "material" didnt show in properties...

Go to "Material" tab, can you see the materials/texture in there? change them and see what happens...

Paulink, it is up to the individual who created the family to make the materials parametric. It sounds like in this case, they do not. You'll have to open the family and edit the different parts. I think it'd be best practice to make the material parametric yourself.
So, select the model and click 'edit family'. Now select the individul part of the model (ie. seat) you'd like to control and look at the properties, does it have a parameter associated with the material? if not, hit the grey square and create a parameter.
Screen shots always help explain your situation so if you're not getting anywhere, please provide a screen shot.
