Making an Area Plan based on the same view, but changing the phasing seams to mean that when I add a new room to the area in a proposed area plan, the area that I thought I had created for the existing building changes too to include the new room area - even though the old walls still show...

Revit 2012 - gross area plans....

What am I doing wrong?

I am sure someone covered this ground, I just didn't see a post.

You need a different area plan.  From your HELP:

Area Plans

Area plans are views that show spatial relationships based on area schemes and levels in your model. You can have multiple area plans for every area scheme and level. Each area plan can have distinct area boundaries, tags, and color schemes.

I still didn't get to the bottom of it - but I have notices on other projects, that although rooms do not persist, room separation lines do - and if you want them to go away you have to demolish them...
