I'm finally getting around to exploring the area plan calculation tools, and when I allow Revit to automatically trace the border of the building, it creates a bunch of segmented lines, which would be fine if I could just trim them correctly, but that doesn't seem to work. I can't tag the gross area until the lines are looped (right?) but the lines end up doing things like in the pictures below. The grips show that the lines are connected, but they are drawn as offset...?

If you use the automatic sketch, it will look like what you show but it will work correctly. You can also sketch it manually if you prefer.

Maybe I'm doing something wrong, then, because I tell it to automatically generate the sketch, but then it doesn't consider it a closed area.   See attached image, taken right after it generates the sketch, before I alter anything). And I can't get the area to close by trimming...the lines are just behaving strangely.

Your curtain wall is not room bounding so no area boundry.

I thought for sure that would have solved it, but when I checked that curtain wall is already room bounding...

Then something is wrong with the CW. Is it hosted on the floor? Does it go wall to wall? Is their a little wall under it that is not room bounding? Your problems are there.... look some more.
