Ive searched through the forums.....again...and havent found the exact answer I need. I update a material on a window and it shows in the family editor what color it is. Then I load it into the project and overwrite the file. It doesnt show the updated material on the window. What am I doing wrong? Am I missing a step?

Project settings override family settings. The incoming family takes its settings from the whats set in the project. It discards the settings in the family.
Delete family from project and reinsert.
Or edit family settings in project.
If you open a family from a project the settings in the project will be assigned in the family, not the original family settings.
Thats my understanding

IN YOUR PROJECT
1. ON RIBBON SELECT "MANAGE"
2. IN SETTINGS SELECT "TRANSFER PROJECT STANDARDS"
3. NEW WINDOW POP UP "SELECT ITEMS TO COPY"
4. UNCHECK ALL AND SELECT ONLY WHAT IS NEEDED (e.g. MATERIALS)
