I have a condition where an eifs soffit (on sheathing and metal studs) helps form an inset for a storefront section. The walls on the sides are Mfg. stone on metal studs. The eifs needs to stop short of the stone but the sheathing and studs carry on. As of now there is no way to make the different materials end in different places, like you can do with walls. Even though I can draft what I need to show, if this is truly BIM we still need more options like this if we are going to be able to be accurate in materials take offs (and ease of modelling). I don't see how this would be a problem, if they can do all this with walls then I can't see any technical reason why it can't be done with ceilings. I considered the option of making two ceilings, the eifs as a separate ceiling placed under the structural ceiling, but this gets awefull messy.
