Due to Revits Keynote limitations i have been forced to put all of my information into one file. users can than select a "descriptive keynote" or the "specification section" keynote. its not user friendly at all, but i think i have to live with that. however i get the following errors when i load the file into my revit session (settings; keynotes;...) see attached files. this is all a "work around" so any other thoughts would be appreciated.

I have a hard time understanding those errors but I pulled your keynotes into word and turned on the Show/Hide formatting tab.  I did notice some inconsistencies in formatting like tab then enter at the end of a line where other lines do not have this condition, then some lines have one tab where other retain 2.  Not that this is a problem but you might want to see if the original keynotes txt file has this.
