There's a possibility that what I'm asking will not be possible although I have found a few work-arounds I still can't find a way to satify a recent request.

The designers here are all about simplicity with a little bit of OCD.  In the pre-design phase the designers bring in 2D drawings and draw color diagrams over the 2D drawings using the filled region.  With the filled region they are able to get the square footage and color, for labels they use  text and then they group everything.  The problem is they like to move the filled regions around, sometimes chagne the shapes and then re-group.  To most of them this is too cumbersome (ridiculous, I know).  I can't do much in the way of customizing filled regions since it's a system family so I can't add parameters to it.  I tried talking them into just using a very thin wall type that would resemble a line and with that you could add color, room labels, SF, everything you need.  The problem came when they start moving these grouped space around and the walls began sticking together.  In general what they are asking me to do is make a single family which will incorported lines and color like the filled region along with parameters that will control dimensions and calculate square footage, and also have a parameter that will display the label for the space.  All this in one family.   Can this be done, and where would be a good starting point if this were to be accomplished.

Draw the walls, add rooms and apply a colour scheme.  The walls can be hidden if this is really what is required.
